Caretaker/Maintenance with Free Accommodation

The Role:
We’re looking for a reliable and skilled Caretaker with strong maintenance experience to join our team as a live-in manager. This role is crucial for ensuring that our properties remain well-maintained and our tenants feel supported. As a hands-on caretaker, you’ll be responsible for a range of tasks, from routine property maintenance to communicating with tenants to address their needs. The position comes with free accommodation- one of our modern studios.
Property Maintenance and Repairs
Carry out basic repairs and maintenance tasks, including plumbing, minor electrical work, painting, and general repairs.
Respond promptly to maintenance requests from tenants, ensuring a safe and functional living environment.
Maintain common areas (e.g., hallways, gardens) to ensure they are clean, safe, and compliant with property standards.
Health and Safety Compliance
Perform regular fire safety checks, including fire alarm testing, emergency lighting checks, and fire exit inspections.
Conduct regular health and safety inspections, addressing any potential hazards or concerns.
Property Compliance and Record-Keeping
Maintain records of safety inspections, repairs, and maintenance activities, ensuring compliance with local and national standards.
Assist in preparing for property inspections by councils or other authorities by ensuring all compliance documentation is up to date.
Tenant and Client Relations
Build positive relationships with tenants, responding to their concerns and assisting with issues in a professional, respectful manner.
Provide clear communication regarding maintenance schedules or disruptions to avoid tenant inconveniences.
Address minor tenant complaints related to property issues and escalate more serious concerns to management when necessary.
Transportation and Tools
Have access to a personal van to transport necessary equipment, supplies, or tools between properties.
Ideally supply their own tools, though additional tools required for specific maintenance tasks can be provided by the company as needed.
Support in Emergencies
Be available to respond to urgent or emergency maintenance needs, which may include after-hours calls.
Have a clear understanding of emergency protocols and who to contact in various situations to ensure the safety of clients and the property.
Communication with Property Management
Report regularly to property management or supervisors, keeping them informed of any significant maintenance issues, compliance concerns, or tenant interactions.
Assist in coordinating larger repair or refurbishment projects as directed by property management.
Job Types: Full-time, Permanent
Pay: £28,000.00 per year
