Basic Salary: £26,000

OTE: £32,000

Areas of Accountability:

  • Register applicants
  • Organise and attend viewings and market appraisals
  • Liaise and negotiate between tenants and landlords
  • Arrange and agree lets
  • Build and maintain excellent working relationships with tenants and landlords
  • Canvass for new business opportunities
  • Achieve pre-agreed targets

The Individual:

The Role

Working in our busy lettings department managing a portfolio of properties, the role is available in the Teesside area working as part of a thriving team.

Duties will be to effectively market current available stock, arrange viewings, attain feedback and successfully reference applicants. Arrange tenancies and organise move ins for tenants.

Ability to manage the current stock of properties in this area and build relationships with existing and new Landlords.

Monday – Friday, 9am – 5pm with alternate Saturday.

About you:

You must be able to work on your own and as part of a team as some time in branch will be working alongside a sales team. You’ll need to be organised and work well under pressure, polite and punctual.

Lettings experience is ESSENTIAL and knowledge of existing legislation and lettings process is required to help grow this department. Ideally you’ll have at least 2 years experience in a similar role. Must be used to working to targets and achieving KPI’s.

Candidates with the relevant experience or job titles of; Lettings Manager, Property Manager, Lettings, Tenancy, Experienced Letting Assistant, Lettings Advertising, Property, Letting Maintenance, Lettings Organiser, Lettings Legislations, Tenancy Agreements may also be considered for this role.

The Role

A client facing role in one of our busy Lettings offices, you will be responsible for promoting Manning Stainton in order to generate an increase in revenue in relation to targets determined by the Line Manager whilst at all times maintaining an exceptional customer service experience.

Industry experience is desirable but not essential as training will be given. We are looking for candidates who can evidence previous targeted sales experience in a customer focused environment. The successful applicant will need to have exceptional communication and administration skills, along with a passion to help people move.

General Duties:

  • Correctly identify the needs of prospective tenants
  • Identify and provide suitable properties for prospective tenants
  • Maintain and up date as appropriate own knowledge of currently available properties
  • Undertake property matching for prospective tenants as required
  • Receiving and checking incoming tenancy applications for errors & omissions
  • Producing appropriate admin paperwork to Landlords & Tenants
  • Undertaking regular reviews and updates of existing live references and giving feedback / updates as appropriate to landlords and prospective tenants
  • Prospect & arrange Rental Valuations for prospective Landlords
  • Arrange viewing appointments for prospective tenants
  • Using the companies’ management software to produce appropriate tenancy agreements and associated documentation
  • Comply with requirements of Tenant Deposit Scheme
  • Liaise between Landlords, prospective tenants and management centre during the application referencing process
  • Be aware of opportunities to promote other Manning Stainton Products & services.
  • Provide sales leads to M/S residential offices
  • Assisting colleagues with other duties as required

You will need:

  • A passion for property & people
  • Previous experience of working in estate agency or a customer service driven sales environment
  • A warm friendly personality and a willingness to learn new skills
  • An enthusiastic & high energy approach to work
  • A strong administration background and ability to organise workload
  • To comply with ARLA best practice and agreed procedures regarding all aspects of work
  • Good IT literacy, familiar with Outlook, Word and Excel
