Job Description

To provide maintenance services in accordance with current best practices, according to policy and procedures, agreed standards, legislative requirements and relevant regulations under the direction of the Manager

To action both planned and reactive maintenance issues and prioritise in terms of urgency

Responsibilities include but are not limited to the following:

· Assist in the assessment of the effectiveness of maintenance implementation and delivery

· Implement actions to meet and maintain maintenance standards

· Systematically solve day-to-day problematical issues which arise

· Ensure the service users’ rights are protected

Be responsible for promoting and protecting the welfare of those individuals supported by the service

Working with others

· Develop effective working relationships with the other employees within the service

· Be involved in the implementation and maintenance of the service’s quality assurance programme

Cooperate with the implementation, evaluation, orientation and induction of all new employees

Job Type: Full-time

Pay: From £12.50 per hour

Expected hours: 37.5 per week

Job Description

JOB TITLE: Maintenance

Home Name : Elizabeth Flemming

REPORTING TO: HOME MANAGER

JOB PURPOSE: To carry out day to day maintenance on the fabric of the building, its services and grounds in order to ensure that the Home is maintained in a safe and efficient functional order.

MAIN RESPONSIBILITIES

General Maintenance:

· Report and action any known defects to appliances, damaged furniture / equipment and any other potential hazards to the Home Manager.

· Ensure the maintenance of the Home’s exterior, including:

o Keep any sheds, outbuildings and areas in which waste is stored in a clean and tidy condition.

o Clear snow and grit the drive, paths and any areas to which Residents, Visitors or Staff Members have access.

o Where applicable, litter pick, cut the grass around the building and tend to any flowerbeds, hanging baskets etc.

o Clean all signs / lighting outside the Home.

· Carry out any touching up or making good of decoration as and when required in order to maintain our high standards.

· Complete weekly Pre planned maintenances such as statutory compliance checks, Testing of the fire alarm system, and log results, weekly. Check call points, fire exits, door retaining devices and fire emergency lights, as specified in Company procedures.

· Complete and accurately record all Planned maintenance as required. (Please see PPM list)

· Ensure all ventilation units and lights are kept clean. Replace any defective light bulbs / diffusers.

· Test all portable appliances as specified in Company procedures. (If trained and competent)

· Test, and record, water temperatures, clean and chlorinate shower heads as specified in Company procedures.

· Maintain the homes “Maintenance Book” in which defects are logged and PPMS are recorded. Use this book to effect repairs/replacements daily. If unable to complete the task, please log with Helpdesk.

· Assist/supervise with deliveries to the Home. Monitor and sign off deliveries. Assist Contractors onsite.

Communication:

· Liaise with Home Manager, or delegated Staff Member, regarding maintenance work to be carried out.

· Participate in Staff and Resident meetings as required.

· Provide information to the Helpdesk when required.

Training & Development:

· Attend mandatory training days/courses, on or off site, as and when required.

· Maintain professional knowledge and competence.

Health & Safety:

· Ensure that all Chemicals of substance that are hazardous to your health are stored in accordance with manufacturers guidance and Health and safety at work act.

· Ensure areas in which any work with high odors are being done is well ventilated and safe for Residents, Visitors and Staff Members.

· Report immediately to the Home Manager, Helpdesk or Person in Charge, any illness of an infectious nature or accident incurred by a Resident, colleague, self or another.

· Understand and ensure the implementation of the Home’s Health and Safety policy, and Emergency and Fire procedures.

· Promote safe working practice in the Home at all times.

General:

· Inform the Home Manager or Person in Charge of any visit to Home by Contractors. Record the visit in the appropriate file.

· Maintain / secure any vehicle in use at the Home and undertake driving duties if required.

· Cover for annual leave / absence in other Homes as and when appropriate

· Promote and ensure the good reputation of the Home.

· Ensure that all information of confidential nature gained in the course of duty is not divulged to third parties.

· Notify the Home Manager, or the Person in Charge, as soon as possible of your inability to report for duty, and also on your return to work from all periods of absence.

· Ensure the security of the Home is maintained at all times.

· Adhere to all Company policies and procedures within the defined timescales.

· Ensure all equipment used is clean and well maintained.

· Carry out any tasks that may be asked of you by the Home Manager or reasonably assigned to you by the Helpdesk.

Emergencies:

· Be ‘on-call’ for advice / action in any emergencies which may arise in or out of hours.

· Where a ‘fault’ cannot be rectified, provide details of the fault to the Home Manager / Person in Charge or the Helpdesk as soon as possible so that services are not disrupted for lengthy periods and appropriate instructions can be given.

About the Role

As a Maintenance Person for Maria Mallaband care group you will be part the care homes team and as such work with other staff to ensure the safety of all the Service Users, visitors and employees. The work can be both physically and mentally demanding. Predominately the job is about Health and Safety checks of the building, environment and equipment. It will also require you to go into residents rooms and being able to feel comfortable around people living with dementia.

We are only able to accept applicants who have the right to work in the uk and live within a commutable distance to the location of the job role.

This role will include some weekend work.

Person Specification:

Professional

  • The Maintenance Person will ideally hold relevant qualification or be willing to work towards one,
  • Have an understanding of the Health and Social Care Act 2008.

Experience

  • Able to demonstrate an ability to manage pressure, prioritise tasks and communicate effectively at all levels.
  • Genuine interest in working in a care environment.
  • Health and Safety checks of the buildings, environment and equipment.

General

  • Have an understanding of and empathy with older people.
  • Be able to take a lead where needed and also be a team player.
  • And need to be able to work well on their own and manage their time effectively.
  • Clean Driving License.
