You’ll be responsible for delivering excellent customer service at all times, liaising with landlords, tenants, contractors. Specific properties will be assigned to you to and the management of them will include key responsibilities of:


Property Manager – Duties

  • Administrating new tenancy agreements, extensions / renewals
  • Protection of the tenant deposit taken, and dealing with deposit release
  • Facilitating tenants check-in and check-out
  • Notifying utility companies, council and the like of a new tenant
  • Resolving rental arrears
  • Liaising with tenants, landlords and contractors to ensure all maintenance works are carried out in good time and to an excellent standard
  • Organisation of safety certification and any remedial works

About Us

We offer a management service to developments across the country but currently have a need to fill vacancies in our retirement properties in Weston Super Mare. The developments have owner’s lounges, kitchens, communal gardens, guest suites, laundrettes, lifts and car parking.

The Role

As the Manager or the Duty Manager you’ll be responsible for ensuring the apartment owners receive the highest levels of customer service, and that their well-being is always prioritised.

As the Manager you’ll be responsible for managing a budget, ensuring building maintenance, hygiene and safety standards are taken care of and attending meetings with the Board of Directors and owners, preparing paperwork in advance and taking minutes of discussions. You will work closely with, instructing and managing the Duty Manager to provide a seamless service. There may also be the opportunity to get involved with resales of apartments.

As the Duty Manager you’ll be reporting to the Manager and assisting with the day-to-day management by ensuring the building is secure and in good general order, that the guest suite is well presented, monitoring the gardens, laundry and parking areas, recording utility meter readings and assisting with safety checks. There may also be some assistance required helping apartment owners with the social calendar.

Flexibility with working hours will be required to help cover absences.

Our Requirements

Essential:-

· Experience of property management (not necessary for the Duty Manager role)

· Experience delivering excellent customer service

· Ability to work autonomously and take ownership of workload using own initiative

· Ability to build meaningful, professional relationships

· Awareness of health and safety requirements within residential buildings (not necessary for Duty Manager role)

Key Responsibilities:

  • Oversee the management of 100 residential properties, mainly apartments, around Canary Wharf.
  • Liaise with tenants and landlords to ensure excellent customer service and satisfaction.

My client is a dynamic and growing property agency based in Canary Wharf. Established 2.5 years ago, the company specializes in managing a portfolio of around 100 residential properties, primarily apartments located in the Canary Wharf area. They operate alongside a reputable sister company not far from Canary Wharf and offers a supportive environment with the opportunity to grow and develop in your career.


Role Overview:

My client is seeking an experienced and proactive Property Manager to join their close nit team. The successful candidate will oversee a portfolio of residential properties, ensuring the smooth operation of property management tasks.


Key Responsibilities:

  • Oversee the management of 100 residential properties, mainly apartments, around Canary Wharf.
  • Liaise with tenants and landlords to ensure excellent customer service and satisfaction.
  • Manage property maintenance, including coordinating with contractors and overseeing repairs.
  • Handle rent arrears, ensuring timely payments and agreements.
  • Conduct some property inspections, with the help of a third-party contractor for check-ins and check-outs and some inspections.
  • Ensure compliance with licensing and local property laws, maintaining up-to-date knowledge of industry regulations.
  • You will have an administrator who handles the referencing, tenancy agreements, and compliance tasks.
  • Use Alto as the CRM system for managing property portfolios and client interactions.
  • Provide advice to landlords and tenants on relevant legislation and ensure properties are managed in line with ARLA standards.


Requirements:

  • Ideally, ARLA qualified (or a strong understanding of current property laws and regulations).
  • Previous experience in residential property management.
