As we continue to grow rapidly, we are seeking a skilled Senior Maintenance Technician to join our dynamic team and ensure the smooth operation of our facilities.

Key Responsibilities:

Our Maintenance team carry out a mixture of proactive and reactive maintenance tasks, resourcing appropriate engineers where necessary. Maintenance Operatives are the first point of escalation from Reception for maintenance related issues.

Key Responsibilities

  • Maintenance and Repairs: Perform preventive and corrective maintenance across apartments, including electrical, plumbing, HVAC, carpentry, and general repairs.
  • Emergency Response: Attend to urgent maintenance issues promptly, ensuring minimal disruption to guests.
  • Inspections: Conduct regular property inspections to identify and address potential issues.
  • Project Management: Oversee and execute small renovation and refurbishment projects, ensuring timely and cost-effective completion.
  • Team Leadership: Supervise and guide junior technicians, providing training and support to maintain high standards.
  • Record Keeping: Maintain accurate logs of maintenance tasks, inspections, and completed work.

Requirements:

  • Proven experience as a Maintenance Technician, ideally in hospitality, residential, or serviced apartments.
  • Previous experience with using a maintenance software to update daily tasks.
  • Strong decorating and painting experience in a domestic setting.
  • Strong technical knowledge of electrical, plumbing, and HVAC systems.
  • Excellent troubleshooting and problem-solving skills.
  • Familiarity with health and safety regulations.
  • Ability to work independently and prioritize tasks effectively.
  • Strong communication and customer service skills.

Job Description

Main Responsibilities

Direct support to Maintenance Manager

· Provide onsite maintenance, communal parts including amenities and external areas

· Deliver first class customer service

· Reactive and proactive maintenance tasks as directed by the Facilities Manager

· Minor joinery, plumbing and maintenance works, painting and touch ups.

· Planned maintenance tasks including testing of systems and recording all tests

· Waste management services including bin rotation, weekly pull outs and return

· Maintain cleaning standards on site-jet washing, cleaning and litter picking

· Ensure health and safety on site including removing trip hazards and reporting all faults

· Furniture rotation, assembly and tracking

· Grounds maintenance including taking care of planters.

· Preparing apartments during the resident move in/out process

· Preparation and clean-up of amenities for resident events

· Reporting and recording all maintenance tasks using systems provided

· Submitting material and supply requests to FM

· Replenishing supplies and maintaining accurate records of equipment on site

· Consistently deliver the Moda service standard to residents and all visitors to the building

· Respond to resident queries within given standard operation procedures s as allocated

· Provide informed and accurate information to residents where required

· Working with contractors and third-party service providers including maintenance support

· Identifying and reporting H&S matters to FM/GM

· Observing H&S policies, process’ and procedures at all times

· Reporting any maintenance issues identified in the building/apartments/common parts

· Keep residents updated on all maintenance items reported

· Undertake and record all building common part safety checks/testing incl emergency lighting, fire alarm and AOVs

Experience

· Previous experience in residential property (hospitality or private rental sector preferred)

· Excellent customer relations skills, a sense of humour and plenty of energy and enthusiasm

· Must be pro-active and able to use initiative to enhance the reputation of the building

· Professional presentation, confident and outgoing in nature

· Well organised, ability to problem solve and works under pressure with great decision-making skills

· Able to demonstrate an organised and professional approach and ability to priorities

· A multi skilled tradesperson with experience in painting & decorating, minor joinery, plumbing and general maintenance

· Proactive delivery of property maintenance including grounds and communal areas

Knowledge, Attitude & Skills

· Excellent communication skills

· A strong team player who is happy to assist others to achieve a team goal

· Ability to work under pressure in a high turnover environment with accuracy and consistency

· A can-do attitude and willing to go the extra mile
